Florida has more properties in Special Flood Hazard Areas (SFHA) than any other state. Understanding your FEMA flood zone and floor elevation requirements is essential for building code compliance, permitting, and managing flood insurance costs.
Zone AE is the most common 100-year flood zone in Florida. Buildings in AE zones must have the lowest finished floor at or above the Base Flood Elevation (BFE). Many Florida counties have adopted local amendments requiring 1–2 additional feet of freeboard above the FEMA minimum, which can significantly reduce flood insurance premiums.
VE zones are coastal high-hazard areas where wave action is an additional hazard. Buildings in VE zones must be on piles or columns with the bottom of the lowest horizontal structural member at or above BFE. Construction requirements are significantly more stringent than AE zones.
