What Is a Florida Condo Milestone Inspection?

A Florida condo milestone inspection is a structural inspection required by Florida Statute 553.899 (passed after the Surfside collapse in 2021). It applies to condominium and cooperative buildings that are three or more stories in height. Phase 1 is a visual inspection of the building's structural components. Phase 2 (if triggered by Phase 1) involves more detailed investigation including destructive testing. The inspection must be completed by specific deadlines based on the building's age and location.
