Florida milestone inspections are required for condominium and cooperative buildings that are: - 3 stories or taller, AND - 30 years old or older (25 years old if within 3 miles of the coastline) The first milestone inspection must be completed by December 31, 2024 (for buildings that reached the age threshold by July 1, 2022) or within 2 years of reaching the age threshold (for buildings that reach the threshold after July 1, 2022). A Florida milestone inspection is a two-phase process: **Phase 1:** A visual inspection of the building's structural components by a Florida-licensed engineer or architect. If the Phase 1 inspection finds no substantial structural deterioration, the inspection is complete. **Phase 2:** If the Phase 1 inspection finds substantial structural deterioration, a Phase 2 inspection is required. The Phase 2 inspection involves destructive or nondestructive testing to evaluate the extent of the deterioration.
