What Is a Florida Flood Zone?

Florida flood zones are geographic areas designated by FEMA on Flood Insurance Rate Maps (FIRMs) based on flood risk. Each flood zone represents a different level of flood hazard: Zone A and Zone AE are Special Flood Hazard Areas (SFHAs) with a 1% annual chance of flooding; Zone V and Zone VE are coastal high-hazard areas with wave action; Zone X (shaded) has moderate flood risk; and Zone X (unshaded) has minimal flood risk. Flood zone designation directly affects flood insurance requirements and building code requirements.

Construction in FEMA Special Flood Hazard Areas (Zones A, AE, V, VE) in Florida must comply with the Florida Building Code's flood zone requirements. Key requirements include: finished floor elevation at or above the Base Flood Elevation (BFE) plus any required freeboard; flood-resistant construction materials below the BFE; breakaway walls for coastal construction in Zone V; and flood vents for enclosed areas below the BFE in Zone A. Properties in FEMA Special Flood Hazard Areas (Zones A and V) with federally backed mortgages are required to carry flood insurance through the National Flood Insurance Program (NFIP) or a private insurer. Properties in Zone X are not required to carry flood insurance, though it is often recommended. The cost of flood insurance depends on the flood zone, the building's elevation relative to the BFE, and the building's construction type. An Elevation Certificate prepared by a licensed surveyor or engineer can document the building's elevation and potentially reduce flood insurance premiums.
